MANAGEMENT
- Attend pre-construction
job walk with General Contractor, Architect/ Engineer, and Owner.
- Assist Owner
in negotiation and evaluation of allowable unit costs, mark-ups,
insurance fees and time extension requests in accordance with
the contract. Evaluate requests for additional general conditions
costs.
- Assist Owner
in reviewing and enforcing procedures for General Contractor pay
requests, including review of general conditions costs, subcontractor
billings, and completed work in place.
- Review Change
Order cost
- Evaluate
allocation of construction contingency and allowances, and maintain
records of usage and remaining balances.
- Monitor submittal
requirements and facilitate decision making process.
- Monitor submittal
log and schedule, and identify critical path submittals.
- Review request
for information and coordinate timely responses.
- Periodic
job walk inspections to assure quality workmanship and safety.
- Review and
Analysis of project construction schedule.
- Assist Owner
in evaluation and negotiations of change orders.
- Coordinate
test and inspection services.
- Identify
long lead procurement items.
- Attend weekly
construction meetings.
- Maintain
cost according to project budget, all soft and construction costs,
cash flow, commitments and expenditures, and provide Owner with
a monthly summary report.
- Maintain
record of certificates and test results. Verify/witness all on,
and off-site testing.
- Monitor and
enforce as-built drawings and up-dates by Contractor.
- Assist Owner
in enforcing all general conditions of contract.
- Assist Owner
in coordination of owner provided vendors, sub-contractors and
equipment.
- Monitor and
coordinate with Architect/Engineer's assistance the phased turn-over
of systems.
